DR North Coast investing

Hi, my name is Catalin and I am from Seattle WA United States…I was wondering if someone could help me out and get some answers regarding DR North Coast property investment.

-How is the average occupancy rate for the North Coast hotels/rentals? I have seen a lot of available rentals available on Airbnb, Booking websites…
-Do the apartments yield higher returns than villas? Any owners experience?
-Looking for around on 1 acre of beachfront or cliff/Oceanview property to build on…any idea what is the $/sf range for such a property? Also, might consider lots with existing old structure(s) that could be re-purposed
-Any idea about zoning and parcel subdivision process?
-How prices differ from Luperon, to Sosua/Cabarete and Los Terrenas/Samana areas?
-I assume that properties are difficult to sell, and it looks like there is a large supply on the market… property prices were substantially discounted
-How’s crime? ...I guess that it pales Mexico in that regards

You  asked lot of questions &  will be inundated with offers to help you spend your money. My long standing advice is to talk only with long standing folks with multiple references from others. I love the north shore & have met & learned a bunch about how things work here.  So much of the things on social media are produce by people of limited time living here. Have patience & let the chaff be blown away. This forum has real peole with real experience. Witness their number of posts. I put people together for networking and making new friends. I have some contacts that may be able to answer your questions with a true knowledge of what you seek. I don't have a business, I just enjoy helping. I'm ancient,retired & am content, mostly content. You will get a wide variety of answers to your questions!!! And the best answer I will give you: it depends! 

Occupancy depends on where you are located and how you are priced.

Price depends on location and how rich you are perceived to be.

Yield depends on occupancy and price!

There are way too many variables to even begin to answer you intelligently.

I suggest you come down. Travel around the areas you are interested in. Stay in various places. Do your research!

Yes it can be tough to sell, you can get stuck with properties here.

I also suggest you read various threads. There is amassing amount of info here and then ask questions as needed.
